Feasibility Study

An analysis of the critical aspects of a SITE, including:
Planning regulations, context, slope, orientation, easements, size, services, access, etc…

Multiple development options are often assessed along with the clients’ particular aspirations for the site. Information usually provided, includes the number of dwellings, their size and bedrooms numbers.

Concept Design

Also called Schematic Design. These drawings are usually hand drawn, as the first phase in the design process.

Concept Designs include floor plan(s) that show room configurations and relationships to each other, dwelling and room sizes, with indicative furniture layouts.

We typically start by issuing floor plans then follow this up with elevations and / or 3D imagery.

Town Planning Application

In this stage of the process, we develop the schematic design and translate freehand sketches into CAD drawings. Drawings in this stage may include Site Analysis, Design Response, Floor Plans, Elevations, Shadow Diagrams. Often, we prepare a planning report as well and usually working in conjunction with our planning consultant to negotiate the best possible outcome for our clients projects.

Key milestones of the planning process include Lodgement, Acknowledgement, Allocation, Request for Information, RFI Response, Advertising, Decision.

Building Permit Documentation

These drawings have multiple purposes:
-Building Surveyors use them to assess and issue Building Permits
-Builders use these drawings to prepare quotes and construct the development

Also called Working Drawings, these drawings are also read in conjunction with numerous consultant’s documents, including structural and civil engineering and energy ratings.

Internal Documentation

Whilst not essential for every project. We usually work in conjunction with an interior designer. The interior Designer nominates materials, fixtures and finishes that we then document. Resulting in drawings of the wet areas (kitchen/bathroom/ laundry/etc), joinery and lighting layouts.

This service is especially useful for those needing very comparable building quotes or have a high-end project that warrants more detailed documents, or they may not be that hands-on during the construction phase of their project.
